1. How do I apply to be a Camelot Guardian?
You can apply to become a Camelot Guardian via our website. If you click on ‘Currently Available' on the main Guardian menu of our website, and then click ‘Available Locations' this will display lists of vacant sites. You will then need to choose the property you are interested in and complete an online application form. Once you have sent this, the information is automatically logged into our database, which our Guardian Managers monitor daily. You then will be invited for an interview at our office or on location.

2. Where is Camelot active?
Camelot manages properties throughout the whole of the UK with offices in London, Manchester and Birmingham. In major cities and little villages, as well as remote forested districts. For every location Camelot offers a suitable solution. Additionally Camelot manages properties throughout the Netherlands, Belgium, Ireland and France via our offices in Amsterdam, Den Bosch, Brussels, Antwerp, Dublin, Paris, and Lyon. 3. What kinds of properties do Camelot manage?
Camelot manage thousands of properties over Europe, ranging from castles in the Belgian Ardennes to a former RAF airbase in the UK, and from a desolated theme park in the Netherlands or a luxury mansion in the outskirts of Dublin. Living through Camelot brings you to special locations, from large industrial or office complexes to little country farms. Camelot manages all sorts of properties imaginable! 4. Temporary occupation - how long is it in reality?
When you become a Guardian for Camelot your occupation in one of our properties is on a strictly temporary basis. This temporary period can vary from four months to several years depending on individual cases. When the destiny of the property is decided upon, the Guardians must clear, clean and vacate the property within two weeks. Dependent on the current availability of vacant properties, Camelot will always try to transfer good quality Guardians, although we cannot and do not guarantee this. We advise our Guardians to read their Temporary Occupation Agreement very carefully before signing.

5. How long do I need to wait to become a Guardian?
The waiting time depends very much on the region that you are looking to act as a Guardian in. The general rule is: the more flexible you are with where you can locate then the more possibilities we have for placing you quickly. On average applicants have to wait several weeks in order to be placed in a property.

6. What happens after I send in my application form?
After receiving your application form we compare your profile and requested place with locations we have available. As soon as we find a match you will be contacted either by phone or by e-mail. When we are ready to place you in a property we will invite you to our office for an interview and for a property viewing. If we have not placed you within 3-4 months then please apply again to provide us with your updated contact details.

7. Can I live in a property and use it as a working space?
Although we are able to provide our Guardians with a huge space to live, they are not allowed to conduct any commercial activities at the property. Such an activity will result in the termination of a Guardian's licence and any costs involved will be charged to the Guardian concerned.

8. How quickly do I have to move in?
We are looking for flexible people who can move in quite quickly. Sometimes you will be asked to move in within a week's time.

9. How much is the weekly fee and deposit?
When you choose for temporary living through Camelot, you do not pay rent. You only pay Camelot monthly management fees. These fees include all utility bills, and are mostly one fourth of the going market prices for similar size properties/rooms in that area. Fees vary from £25 to £100 a week, depending on the room size and the location. Camelot also asks you to put down a fully refundable deposit of £500 (for properties in zone 1, 2, 3 and 4 in London the deposit is £600).

10. Does Camelot always provide new accommodation?
Dependent on the current availability of vacant properties, Camelot will always try to transfer good quality Guardians, although we cannot and do not guarantee this.

11. What does Camelot expect from the Guardians?
Camelot expects the Guardians to behave as if they were living in their own home. They will need to act as a proper home owner, show responsibility and take care of the shared living space, the site and surrounding areas. The site and the grounds should be kept clean and in a good state so that visitors will not be offended. Furthermore, if there is a technical problem we expect you to give us a ring immediately. If there are security issues, strangers on the grounds, or break-ins you must immediately inform Camelot and the local police.

13. What is the task of the Camelot Guardian Manager?
The Camelot Guardian manager is your first point of contact when living in a property and can provide information on becoming a Guardian and what to expect. You will sign your contract with them and they will guide you through the vetting process. In the event that your short term tenancy ends your guardian manager will endeavour to place you elsewhere.

14. Can someone who is self-employed apply to be a Camelot Guardian?
Yes, anyone who can prove a regular income can apply to be a Camelot Guardian.

15. Will Camelot accept a guarantor for Guardian's rent payments?
As long as the Guardian is either employed or self-employed and their rent is paid on time each month there is no problem with having a guarantor making these payments on a Guardian's behalf.

16. Will there be internet and phone access at the property?
Camelot does not provide internet or phone access at their properties. However, Guardians are more than welcome to ask for permission so that they can install this in the property at their own expense. If the Guardian has been given permission from Camelot to install internet and phone access then this is to be paid for by the Guardian. Guardians are also responsible for any contract they enter into while living at the property.

17. What is the task of the Camelot Property Inspector?
The Camelot Property Inspector visits the site regularly and holds keys of all the rooms. He/she leaves ‘Camelot notes' if he would like you to do something, contact the company or clean up the shared living space.

18. What is the procedure for moving out of a Camelot property?
Camelot will contact all Guardians in the property and issue a termination letter with a minimum of two weeks notice. Upon termination of this agreement, the Guardian shall immediately cease to be entitled to the use of the property and shall vacate the property leaving it clean and tidy, removing all the Guardian's belongings (including the Fire Safety Pack), and shall return the keys to Camelot immediately.

Guardians wishing to move out of a Camelot property should adhere to a minimum notice period of four weeks. Guardians leaving the property before this time will lose their deposit.

If, following termination, the Guardian fails to remove any personal goods or belongings, Camelot shall be entitled to dispose of the same in any manner it thinks fit without being liable to the Guardian for any loss or damage caused to the same or the value of the same.

The Guardian must pay Camelot a reasonable contribution to all costs incurred in disposing of anything which the Guardian leaves behind at the Property, including a reasonable contribution to the hire of a skip if required.

Camelot requires at least one Guardian to remain on site on the day that the property is handed back to the owner to manage.

Upon receipt of the Guardian's keys for the property Camelot will begin the three month process of returning the initial deposit back.

19. As a Camelot Guardian would I need to pay council tax?
Council tax is now payable in all Camelot properties that are residential, commercial and industrial buildings. The cost of the council tax for the property is split between the number of Guardians in occupation.
